Your estimate will contain an outline specification for your project, a guide price and images representative of our proposal.
If you are happy with our Estimate then we move to the next stage.

Stage two |
Concept design / Project proposal |
 |
If a site visit is appropriate we will undertake this prior to beginning work. Our Design and Project team fully analyze photographs, drawings and information against your requirements and produce a written project proposal document for you which will contain:
- A definition of your brief
- Sketched 3D visuals of your project if appropriate
- An outline written definition of our proposed design solution
- An initial budget cost estimate that we aim to be 90% accurate.
- Outline schematic plans
- Images of appropriate Bisca stairs/balustrades
This will be presented personally to you by our Design Director together with material samples if appropriate. Our standard fee for producing a Concept design / Project Proposal is £495 + VAT paid prior to us commencing work; this is refundable from your final invoice.
If you are happy with our Design / Proposal then we move to the next stage.

Stage three |
Design development |

Next we design the balustrade/staircase in the context of your space. At the end of Design Development, you will receive design information containing:
- Firm cost quotation
- Written Project Specification
- Outline drawings
- Scope of Works, issue A which sets out agreed areas of responsibility and timescales
We then ask you to review and sign off our design before our designers begin the in-depth detailing required for manufacture.
We then move to the next stage.

Stage four |
Design detail |

During this stage your design will be fully detailed and you will receive further documents containing detailed drawings, calculations and instructions. We will send a copy to yourself/builder/architect as necessary:
- 3D CAD visuals
- 2D GA (General Arrangement) drawings
- Structural Calculations
- Site Instructions
- Project Specification – Issue B
- Scope of Works, issue B
When you are completely satisfied with the design detail we ask for authorisation to proceed to the next stage.

Stage five |
Manufacture |

Your design then moves into our Workshop to begin manufacture and fabrication. At any point during this workshop stage, you are more than welcome to visit us at Helmsley to view progress. On completion we will again formally invite you to visit to view your finished commission or, if not convenient we can issue you with digital photographs.
We then move to the next stage.

Stage six |
Delivery/shipping |

Following your sign off, and prior to leaving for site, the final project team briefing takes place, including the installation team, to ensure a seamless, professional installation.

Stage seven |
Installation |
 |
We will liaise with your builder/architect/interior designer etc to arrange the most convenient time for your commission to be installed. We will leave with you care instructions and a cleaning pack as appropriate.
